When it comes to selling your home, looking at what has already sold is important. But is it enough?

One of the biggest questions homeowners ask us is, "What should we list our home for?"

It's a great question, and the answer involves a lot more than looking at what your neighbor's house sold for a few months ago.

At The Friend Team, we're constantly studying the Rochester and Finger Lakes real estate market to understand not just where the market has been, but where it appears to be heading.

And one of the biggest clues? Homes that are currently pending.

Why Pending Sales Matter When Pricing Your Home

When a home sells, that final sale price gives us valuable information. It tells us what a buyer was willing to pay for a property at a particular point in time.

But here's something sellers don't always realize: by the time a home officially closes, the offer may have been accepted weeks earlier.

That means sold data, while incredibly important, doesn't always tell us what's happening with buyers right now.

That's why we also pay close attention to homes going under contract.

We're looking at questions like:

  • Which homes are receiving offers quickly?

  • Which properties are sitting on the market longer?

  • What price points are attracting the most buyer activity?

  • Are homes receiving multiple offers, or are buyers taking more time to make decisions?

  • How are competing listings positioned in the market?

These details help us understand buyer behavior as it's happening, rather than relying entirely on historical sales.

Of course, pending prices aren't always publicly available, and a pending sale isn't guaranteed to close. But the activity surrounding those listings still gives us valuable insight.

Pricing Your Home Is About More Than Comparable Sales

Two homes in the same Rochester neighborhood can have very different selling experiences.

Condition, updates, location, layout, competition and buyer demand all play a role.

And timing matters, too.

A pricing strategy that worked beautifully three months ago might not produce the same results today.

That's why we don't believe in simply choosing a number based on a few recently sold homes.

We look at the full picture: sold homes, pending activity, active competition and what buyers are responding to in the current market.

The goal is to position your home competitively from the very beginning, when your listing is fresh and buyers are paying attention.

The Advantage of Having a Team Watching the Market

One of the advantages of working with The Friend Team is the amount of real-time market information we're constantly sharing.

Our agents are out showing homes, writing offers, negotiating contracts and helping sellers throughout Rochester, Monroe County, Ontario County and the Finger Lakes.

That means we're having conversations about what buyers are looking for, where we're seeing competition and which homes are getting attention.

Combined with market data and our experience helping more than 2,000 families, those insights help us build a thoughtful pricing and marketing strategy for every seller.

Thinking About Selling Your Rochester or Finger Lakes Home?

Your home's value isn't determined by one recent sale or an online estimate.

It's about understanding your property, your competition, today's buyers and how to bring it all together with the right strategy.

Whether you're thinking about selling next month or just starting to explore your options, we'd love to help you understand what your home could look like in today's market.
