When buyers walk into a showing, it’s natural to focus on what you can see — the kitchen, the floors, the layout, the backyard. But one of the most important conversations happens around what you can’t see at first glance.
One simple question can make a massive financial difference:
How old are the mechanics?
This is something we make sure is asked at every showing, because the answers matter long after closing day.
Here’s what buyers should always know before moving forward:
Roof
How old is it? What condition is it in? Is replacement looming sooner than expected?
Furnace & Air Conditioning
What’s the age and service history? Have they been maintained regularly?
Hot Water Tank
How old is it, and is it appropriately sized for the home?
Windows
How old are they? Do they function properly? Are they energy efficient?
Warranties
Are there transferable warranties on major components that could protect you down the road?
Electrical
Is the system safe, updated, and appropriate for modern living?
These aren’t exciting questions — but they’re the ones that prevent unpleasant surprises. Replacing a roof, furnace, or electrical system shortly after purchasing can quickly deplete savings if buyers aren’t properly informed.
