Thinking About Building a Home? What Buyers Should Know Before Choosing New Construction header image.

If you've been searching for a home in the Rochester or Finger Lakes area, you know how frustrating it can be to find a house you love, only to end up competing with multiple offers.

At some point, you may start wondering: Would it just be easier to build?

And honestly, depending on your timeline, budget, and what you're looking for, new construction could be a great option! But before you fall in love with a floor plan or tour a beautiful model home, there are a few things worth considering.

What's Actually Included in a New Construction Home?

One of the biggest surprises for buyers is realizing that what they see in a model home isn't necessarily what comes standard.

Model homes are designed to showcase a builder's options, and many of those beautiful finishes and features may be upgrades.

Before making a decision, ask questions like:

  • Landscaping: Will your yard be finished? Does the builder include grass, trees, or other landscaping?

  • Decks and patios: Is outdoor living space included, or will that be an additional expense?

  • Sidewalks: Will the neighborhood have sidewalks? If so, where and when will they be installed?

  • Finishes and upgrades: Which cabinets, countertops, flooring, and fixtures are included in the base price?

  • Neighborhood plans: Are there HOA fees, restrictions, or future development plans you should know about?

These may seem like little details, but they can have a big impact on your budget and how much you enjoy your new home.

Don't Forget About Your Timeline

One of the biggest differences between buying an existing home and building new is the timeline.

With new construction, you may have to wait months before your home is complete. Depending on the builder and stage of construction, that timeline can vary.

If you're selling a home, relocating, or working toward a specific move-in date, having a plan is especially important.

Why Having Your Own Real Estate Agent Matters

Here's something buyers don't always realize: The builder's sales representative works for the builder.

Having an experienced real estate agent on your side means having someone focused on your goals, your budget, and your interests throughout the process.

At The Friend Team, we specialize in helping buyers navigate new construction throughout Rochester and the Finger Lakes. From exploring neighborhoods and comparing builders to understanding pricing, upgrades, and timelines, we're here to help you ask the right questions and make an informed decision.

And ideally, you'll want to connect with us before your first visit to a model home, since some builders have specific requirements for registering your agent.
